How to Avoid The Worst Home Sale Killer

We have many expectations when we sell our home. We hope to sell the home fast, at the best price and with the least amount of headache. But with our limited knowledge and experience in the home selling process, we turn to a real estate agent to assist us. However, all of these hopes may be dashed when we make the mistake of hiring the Wrong Agent.  

A good real estate agent must uphold the clients best interest at all times. But this may not be the case for every real estate agent available. 

We have listed the most common signs that show you hired the wrong real estate agent. 

1. There is lack of communication between you and your agent. 

If you reach out to your agent, you should receive a response within 24 hours. It is important to understand that real estate agents work long and irregular hours and they are not on call 24/7. The agent should at least notify you that they have received your message and will get back to you within a couple of hours. But if you have not heard from them in 24 hours this clearly shows a lack of communication and is extremely frustrating. 

2. The agent is not listening to you. 

A real estate agent requires strong listening skills to identify what the client is expecting. If you feel that the conversations you have with your agent is not going anywhere or the agent seems to be preoccupied then you've hired the wrong agent.

3. The agent doesn't have enough experience. 

You can ask the agent for their resume or even a list of the the homes that they have successfully sold in the past year. This will allow you the chance of evaluating their experience in real estate. Hiring a seasoned and proven agent will ensure that you do not encounter minor bumps along the way compared to hiring a brand new Agent. 

4. The agent forces their choices on you and seems desperate.

Selling your home is not a small task, if an agent forces you to accept their advice as the only option available or would do or say anything to secure your listing - that should raise red flags. Be wary of agents who posses these traits. It shows that they are desperate, pushy and are poor negotiators, best to avoid them. 

5. The agent is unprofessional. 

The saying "Don't Judge the Book by Its Cover" is good but it does not apply in real estate. The agent must make an effort to look professional by being well dressed and presentable. They should also value time. The right real estate agent shows up on time for every appointment. This means that they value your time and demonstrates professionalism.

6. The agent doesn't have a web presence and lacks marketing skills. 

Look up your agent's name on the internet. The results should show a well constructed website and showcase highly engaging content. Successful real estate agents know the importance of an appealing website and the internet as well as having a strong marketing plan.

If you spot these traits while interviewing your prospective real estate agent, then steer clear. However, if you have already hired and signed an exclusive right to sell contract with them - what should you do next? Review your agreement with them. Some agents will agree to break the contract with certain conditions or if the marketing and advertising costs are to be reimbursed. Ultimately, you would have to discuss this with your agent and their broker. Express your dissatisfaction and concerns right away as delaying can be stressful and even disastrous.
